Vistancia and Blackstone at Vistancia are large, still growing master planned communities on the north side of Peoria, close enough to Lake Pleasant that dust and wind off the open desert reach these yards more than pools further into the city. Trilogy is the 55 plus section of Vistancia and tends to want a set schedule and a familiar face, not a rotating crew.

Closer to the center of town, Terramar and Fletcher Heights run older, more established housing with pools that have already been through at least one drain and acid wash cycle. Westwing Mountain sits in between, newer construction pushing up against the base of the White Tank foothills.

Peoria HOAs vary by section, Vistancia in particular has design guidelines that extend to backyard equipment. We build that into how we service the account, not as an afterthought.
